PHILOSOPHY OF THE PROJECT
- We have taken the concept of Sustainable Territorial Development and applied it to the human need to live in healthy homes and to enjoy our environment.
- The priority is to achieve a high level of energetic eco-efficiency in terms of both energy consumption and one of our most essential resources, water.
To do this we have to take into account various guidelines such as;
- Bioclimatic Criterion, House design, Recycling of water for flushing and watering gardens, minimising electricity consumption, building materials and systems, waste management, domotics, etc.
- Each buyer will be given the construction book, which covers all the guidelines followed for each house and their maintenance and conservation.
- Apart from the benefits to the environment of these houses, the owners will also save money on electricity and water and will be able to enjoy an excellent quality of life in a healthy home.
THE RESIDENTIAL AREA
- The low density residential area is made up of ground and first floor homes which are either terraced, semi detached or detached with plots, gardens or terraces and interior development inside each block.
- There is a green area and a park of 26,000m2.
- Bicycle track of 3,000 metres approx.
- An application has been made to restrict speed to 30 km/h in the residential area.
- Special care has been taken with pedestrian and bicycle crossing to help avoid accidents.
- The streets have been planted with trees of fast, medium and slow growth.
- Careful design of pavements to enhance walking experience.
GEOMANTIC STUDY
We have performed a geomantic study into radon gas contamination (rem units), vital energy (Bobis units) and feng shui, to find the best sites for the proposed homes.
GEOTECHNICAL STUDY
We have performed a geotechnical study to find the ground resistance and calculate the structure of the buildings.
CONCRETING and STRUCTURE
In compliance with anti earthquake regulations and E.H.E. rules and reviewed by an independent body of technical control.
10 YEAR GUARANTEE
Insurance policy with an established company to give a 10 year guarantee to the structure of the houses.
FACADES
- A combination of exposed brick and natural breathable cladding.
- Local natural stone laborquí type for the lower cladding.
- For the plot enclosures, a combination of walls and decorated iron fences. Between plots there will be metal fences with planting.
ROOFS
Sloping roofs with ceramic roof tiles combined with flat roofs, with natural heat insulation, waterproofing (rubber and butyl sheets) and finished with high quality non-slip ceramic tiles with matching skirting.
WALLS
- The exterior and party walls comply with the current technical building code regulations to ensure heat and sound insulation.
- Special attention is given to heat insulation in north facing walls and sound insulation in party walls.
- Mineral wool insulation.
FLOORS
High quality ceramic floor tiles with matching skirting throughout the building. There are three models to choose from.
TILING
High quality ceramic tiling in bathrooms, kitchen and utility room with three models to choose from.
BATHROOMS
- Appliances in white porcelain, with a double circuit in cisterns, one for recycled water and one for fresh water.
- Monobloc mixer taps with flow reducer.
KITCHENS
- Upper and lower kitchen units, work surfaces of Spanish granite, equipped with sink, monobloc mixer taps with flow reducer, extractor and waste separation bins.
- Various models to choose from.
EXTERIOR CARPENTRY
- Wooden window frames with aluminium coated insulated blinds operated by the monoblock system. In compliance with the technical building codes.
- Double glazing for heat and noise insulation, climalit or similar.
- Front doors with three point security and spy holes.
INTERIOR CARPENTRY
- Doors are step clad in wood except for the kitchen and lounge which will be glass. In compliance with the technical building codes.
- The wood used will be from sustainable plantations with the FSC stamp.
- There will be three models to choose from.
PAINT
Silicate ecological paint will be used (dissolvent free) on surfaces of smooth plaster or fine drop gotelé on walls and ceilings.
PLUMBING
Using polypropylene with regulation size pipes for hot and cold water and individual stop taps for each plumbed room and for each appliance.
HOT SANITARY WATER
Solar panels or solar vacuum tubes will be installed for hot water, with a centralised thermostat to reduce water consumption.
WATER RECYCLING
Purification system for water from showers and sinks to be reused in cisterns and garden watering.
ELECTRICITY
- Installed according to the low voltage electrical regulations with halogen free cable housings.
- Electricity cut off system around bed headboards.
TELECOMMUNICATION
- Installed according to the regulations of I.C.T. and Telefonía. Points for TV and telephone in all rooms.
- We have also installed the necessary infrastructure for future installation of digital and cable TV.
